2014 FDL Property Revaluation

The City of Fond du Lac has completed a city-wide revaluation of all properties for the 2014 tax year. Notices of Assessments were mailed to property owners on April 4th. The mailing included a notice of the new assessed value, an insert letter explaining the revaluation process and a revaluation explanation letter.

Michael Grota of Grota Appraisals, LLC is the appointed City Assessor. The revaluation is a market update whereby values were determined by using a detailed sales analysis without performing onsite visits of all properties. New assessments will be effective as of January 1, 2014, and will affect property tax bills received in December, 2014.

The value of many, but not all, properties was reduced slightly due to reduced sales prices of properties since 2010, when the last city-wide revaluation was completed. The goal is to create uniform and equitable values. Location, quality, condition and amenities do affect the market value of properties and were considered in the revaluation.

Open Book conferences will be held during which property owners will be given the opportunity to view the assessment roll or discuss assessments with an Assessor. The Open Book conferences will take place at the Fond du Lac City County Government Center located at 160 S. Macy Street on April 21, April 22, and April 23, from 8:40 AM to 4:40 PM.  The public may view the comparable sales information and the assessment roll without an appointment. Appointments are highly recommended if the property owner would like to discuss a property’s value with an Assessor. If after meeting with the Assessor a property owner still wishes to file a formal appeal of a property’s value, the property owner may appear before the Board of Review which will take place on May 30, 2014, from 9:00 AM to 11:00 AM at the Fond du Lac City County Government Center.  For directions on filing an appeal please see the Notice of Assessment.
